A move-out cleaning is not a bigger version of a regular clean. It is a full reset of a property for the next person who walks in. Landlords, real estate agents, and property managers ask for it because "clean it before you leave" almost never gets a property to the condition a lease or a listing needs.
Here is what a professional move-out cleaning actually covers, and why the checklist matters.
The kitchen
The kitchen is the room that decides most walkthroughs. A move-out kitchen cleaning covers the inside of the oven, the inside and outside of the refrigerator (including under and behind it when accessible), the microwave inside and out, the range hood and filter, all cabinet fronts and interiors, drawer interiors, the sink and faucet, backsplash tile, and the floor.
Anything that looks dirty on a walkthrough gets addressed. Anything grease-related — hood, backsplash, under the range — gets attention because that is where a security deposit deduction usually comes from.
Bathrooms
Bathrooms cover the toilet inside and outside, the shower or tub with grout and glass, the sink and faucet, mirrors, vanity interior and exterior, exhaust fan cover, tile floors, and every fixture. Soap scum, hard water stains, and grout discoloration are the three things a bathroom is judged on, and all three are addressed.
Living areas and bedrooms
Living rooms and bedrooms cover baseboards, window sills and tracks, ceiling fans, light fixtures, doors and door frames, closet interiors including shelving and rods, all flat surfaces, and floors. Carpets are vacuumed and, when the lease requires it, professionally cleaned as a separate line item.
What is usually not included
A standard move-out cleaning does not include exterior work (garage, patio, yard), professional carpet extraction unless it is added, wall washing beyond spot cleaning, appliance repair, or personal item removal. These are booked separately when needed, and the estimate is written up front so there are no surprises at the walkthrough.
Timing matters
The property needs to be empty, or close to it, before the cleaning team arrives. Trying to move furniture out on the same day the team is cleaning slows both sides down and usually costs more. The best move-out cleanings happen the day after the property is fully vacated.
Move-out cleanings are usually scheduled two to three days after the property is empty. Booking the estimate a week before the move gives you the widest set of dates and avoids rushed weekend rates.
